Advertise on multiple websites including Zillow, Trulia, Craigslist, HotPads and the UCSC Housing website.
Post "For Rent" signs on property.
Promptly pursue all leads and inquiries and schedule showings of your property during the week, evenings, and weekends. Post 24-hours notice to current tenants.

Complete Property Maintenance Services
We provide clients and tenants with 24-hour emergency services by reputable contractors. We'll decide if the emergency can wait until the next day.
We minimize the cost of repairs and maintenance using our extensive network of contractors, vendors, and handymen.
We coordinate all aspects of property reconditioning, including repairs, painting, window coverings, new carpet and cleaning. 
We will obtain three bids on services over $1,000 unless it is an emergency service, such as a plumbing repair.
At times we may need to replace an appliance and will use our local vendors after discussing the purchase with you.
We can arrange for any necessary services such as utilities, landscapers, and pool service.    

Prompt Rental Receipt Collections and Disbursements
Collect your rental income from your tenant at the beginning of each month.
Automatically deposit the rental proceeds after rent has been cleared, bills have been paid, which will normally be by the 15th of every month.
Serve 3-day notices for late payments on rents.                                         

Annual Lease Renewals
Communicate with tenants two to three months prior to lease end date.
Discuss with owner on rent increases/decreases based on market.
Draw up new Lease Agreement for signatures for following year if tenant chooses to stay. 
Begin marketing property if tenant will be moving out. 

Move-in & Move-out of Tenants
Document your property's condition by taking pictures prior to your new tenant's move-in.
Have new tenant complete and sign the Move-in/Move-out Itemized Statement verifying the condition of the property.

Two weeks prior to move-out, schedule walk-through with tenants to review any necessary cleaning or repairs to be able to receive the full security deposit back.  After move-out, again document your property's condition by taking pictures after tenant has moved out.
Return remaining balance of security deposit within 21 days to tenant.   


Coordinate Move-out of Tenants 
Schedule optional pre-inspections no earlier than 2 weeks before tenant moves out.
Post 48 hour notices to enter for pre-inspection.
Schedule walk-through with tenants to review any necessary cleaning or repairs to be able to receive the full security deposit back.  
After move-out, again document your property's condition by taking pictures after tenant has moved out.
Return remaining balance of security deposit within 21 days to tenant.   

Regular Property Inspections
Property walk-throughs performed annually.
Schedule annual safety inspection by hired contractor/PG&E (gas appliances). 
Schedule annual service of fire extinguishers.  
Test smoke detectors, carbon monoxide detectors annually and when tenant moves in.


Legal Practice & Compliance

We work with owner/tenant law attorneys to ensure that all documents, tenant relationships and property management activities are in compliance with federal, state and local laws and regulations.
Where applicable, we also enforce owner and tenant compliance with homeowner’s association (HOA) rules and regulations.
